Registry Se Pehle Ye 5 Legal Documents Zaroor Check Karein

Ghaziabad aur Raj Nagar Extension ke tezi se badhte market mein aksar log jaldbaazi mein galat documents wali property le lete hain. Is blog mein hum aapko batayenge wo 5 cheezein jo aapka paisa aur mental peace dono bacha sakti hain.

1. Sale Deed (Mool Vikray Patra)

Yeh sabse important document hai. Isme likha hota hai ki property ka actual owner kaun hai aur usne kis se yeh property kharidi thi. Iski original copy hamesha check karein aur Tehsil se iski authenticity verify karwayein.

2. Khatauni (Revenue Record)

Rural aur semi-urban areas mein Khatauni check karna mandatory hai. Isse pata chalta hai ki land ka current status kya hai (Agricultural ya Residential) aur kya is par koi bank loan toh nahi chal raha.

3. Non-Encumbrance Certificate (NEC)

NEC certificate 12 saal ya 30 saal ka hota hai. Yeh document prove karta hai ki property par koi "Bhaar" ya "Legal Dispute" nahi hai. S.K. Infratech apni har property ka 30-year NEC pehle se nikal kar rakhta hai.

Expert Tip:

"Kabhi bhi property tab tak finalize na karein jab tak aap mutation (Dakhil-Kharij) ke purane records check na kar lein. Mutation ownership change ka sabse bada saboot hota hai."

4. Possession & Boundary Wall

Sirf kagaz kaafi nahi hain. On-ground possession aur boundary wall check karein. Kya wo property spot par wahi hai jo naksha mein dikhayi gayi hai? Iske liye hum GDA Master Plan ka sahara lete hain.
